TIME MANAGEMENT

Terra Real Estate understands the time the relocation process can take. Utilizing our client's time efficiently is very important to us. This is why Terra Real Estate offers Construction Coordination to our clients. As the “tenant’s representative” Terra Real Estate will provide complete oversight of all construction elements of the project, including approval and coordination of field change orders and payment draw schedules. We do not end the business relationship with our client upon execution of a lease, we continue to work for our clients during the entire relocation process. This includes follow up calls with our clients six months and a year after move-in. In addition, Terra Real Estate will analyze any operating expense bills or pass-through bills that our client may receive over the term of their lease.

YEAR-END RECONCILIATION STATEMENT SERVICES

Commercial real estate leases have provisions that allow Landlords to pursue reimbursement from Tenants for their prorated share of operating expenses. The Landlord presents these reconciliation invoices in the first few months of the year. This process, in many cases, can be daunting.
